A wet basement is not just an inconvenience. It signals that your foundation is under pressure from the clay-heavy Illinois soil that surrounds it.
Accu-Dry Basement Waterproofing has served homeowners across Downers Grove and the western suburbs since 1990, and we've learned one thing above all: the right diagnosis matters more than the biggest repair bill. We match every solution to the specific source of the problem, and we back every interior system with a lifetime transferable warranty.
In the western suburbs, expansive glacial clay and repeated winter freeze-thaw cycles drive wall stress and hydrostatic pressure year after year.

Is Your Basement Telling You Something?
Hydrostatic pressure builds silently beneath and around your foundation every time it rains or the ground thaws. By the time you see signs, the pressure has already been at work. Watch for:
White chalky deposits on walls (efflorescence — mineral residue left by evaporating water)
Water stains or rust streaks along the base of the walls or at the cove joint
Musty odor that persists even with dehumidifiers running
Mold or mildew on walls, floor framing, or stored belongings
Cracks in poured concrete or block walls
Wet carpet or damp concrete floor after heavy rain or snowmelt
High indoor humidity that makes the rest of the house feel damp year-round
Our Solutions
We diagnose the entry point before recommending any system. The two most common approaches we use in the western suburbs:
Interior Waterproofing System
A perimeter drain channel is installed along the inside of your basement floor, below the slab. It intercepts water entering through the walls or cove joint and routes it to a sump pump before it can spread across the floor. This is our most common solution for homes in the area — faster, less disruptive, and lower cost than exterior excavation, with equally reliable long-term results.
Exterior Waterproofing
When water is actively breaching the exterior face of the foundation wall, we excavate the perimeter, apply a waterproof membrane directly to the foundation surface, and install drain board and drain tile at the footing. Exterior waterproofing stops water at the source before it contacts your foundation — the most comprehensive protection available.
Crack Injection
Isolated leaking cracks in poured concrete walls can often be sealed without any full system installation. We inject polyurethane or epoxy directly into the crack, creating a permanent, flexible seal. Most single-crack jobs are completed in a few hours with no excavation and no disruption to your yard.

Everyone I talked to and worked with from Accu-Dry was kind and informative. They got us scheduled quickly and exceeded my expectations (small example - removed and replaced things from the wall so they could put the waterproofing liner underneath it rather than have to cut around it). Also feel it was a fair price.

Flooded basement and called first thing on July 3rd. My wife was so impressed with Margaret who was able to get Connor to come out within 30 minutes — Fourth of July weekend! I had been up all night bailing water, and Connor couldn't have been more helpful. Professional, courteous, done in an hour. Transparent on cost, which was so appreciated. Took a stressful situation and made us customers for life. Highly recommend Accu-Dry!

Frequently Asked Questions
How much does basement waterproofing cost in the western suburbs?
Most interior waterproofing projects in the area range from $4,000 to $10,000, depending on basement perimeter, severity of the problem, and whether a new sump pump is included. Exterior waterproofing, which requires excavation, typically runs $8,000 to $25,000. We provide a written estimate after every free inspection — no obligation, no pressure to proceed.
Does waterproofing fix mold?
Stopping the moisture source is the first and essential step. Once a waterproofing system is installed and the moisture is controlled, mold stops growing. Existing mold on surfaces and framing may still require remediation — we can connect you with trusted remediation partners in the area.
How long does installation take?
Interior waterproofing for a typical basement takes one to two days. We protect your belongings, clean up completely, and restore the area before we leave.
Is interior waterproofing as effective as exterior?
For the large majority of homes in the western suburbs, yes. Interior systems intercept water before it can damage floors, framing, or belongings, and they address the hydrostatic pressure that drives seepage through the cove joint and walls. Exterior waterproofing is best for severe cases or foundations with active membrane failure at the exterior face.
Does a waterproofing warranty transfer if I sell my home?
Yes. Our lifetime transferable warranty is a documented guarantee that passes to the next owner. It is frequently cited by home inspectors and real estate agents as a meaningful selling point.
