Drain tile does not stop water from entering your foundation. It does something more important: it intercepts that water before it spreads, routes it to a collection point, and removes it permanently from your basement. For homes in the western suburbs dealing with chronic seepage through the cove joint, wall cracks, or porous block, a properly installed interior drain tile system is the standard of care — and the solution we've been installing since 1990. The cove joint — where your basement floor meets the foundation wall — is the most common water entry point in western-suburb homes, and hydrostatic pressure from Illinois clay soil can push water through it under even moderate rainfall.

How Interior Drain Tile Works

A perimeter channel is created along the inside edge of your basement floor, at or below the footing. Drainage pipe (or a purpose-built channel system) is installed in this trench, surrounded by clean aggregate, and covered with a concrete cap. Water that enters through the walls or cove joint falls into the channel and flows by gravity to a sump pit, where a pump ejects it away from the foundation. The result: no standing water, no spread, no damage to your floor or belongings.

What We Install

Interior Channel Drain System

A WaterGuard-style channel drain system captures water at the base of the wall before it crosses the floor. The low-profile channel sits against the wall, protected beneath a concrete cover that flush-finishes with the floor surface. This system handles high water volumes, does not clog with sediment, and allows easy inspection of flow at the sump.

Traditional Drain Tile with Aggregate

Perforated pipe is installed in a gravel bed at the footing depth, where hydrostatic pressure is highest. This approach is ideal for homes with porous block walls or where water volume is significant. We use schedule-40 pipe and washed stone, never cloth-wrapped pipe that clogs.

Partial Perimeter Systems

When water entry is isolated to one or two walls, a partial perimeter installation handles the problem without full-basement disruption. We install only what is needed and size the sump accordingly.

What the Installation Involves

  1. Concrete removal: We jackhammer a channel along the interior perimeter of the affected walls — typically 12 to 18 inches wide.

  2. Trench preparation: Soil is excavated to the footing level and inspected for water entry points.

  3. Drain system installation: Channel drain or perforated pipe is set in clean aggregate and secured.

  4. Concrete restoration: The channel is covered with poured concrete, finished flush with the existing floor.

  5. Sump connection: The system drains to a sump pit where a new or existing pump ejects water from the home.

I've been very happy with Acu-dry! My basement has been a definite challenge but they have lived up to their guarantee. Today they installed a French drain. All went well, no problems. They left the area just as it was before they came! They even transplanted a couple of lillies that were in the way - just where I wanted them.

Frequently Asked Questions

Does a drain tile system require a sump pump?

Yes — the drain channel collects water and routes it to a sump pit, where a pump ejects it from the home. If you do not have a functioning sump pump, we include one as part of the system. We can also add a battery backup pump to protect against power outages during heavy storms.

How long does drain tile installation take?

Most full-perimeter drain tile installations in a standard basement take two to three days. Partial-perimeter installations are typically completed in one day. We clean up completely before we leave.

Will the drain system clog over time?

A properly installed interior drain tile system should not clog. We use open-face channel systems or clean aggregate that allows water to flow freely without sediment buildup. We do not use sock-wrapped pipe, which is prone to clogging in clay soils.

How is interior drain tile different from exterior drain tile?

Exterior drain tile is installed outside the foundation at the footing during construction or through excavation — it intercepts water before it contacts the wall. Interior drain tile intercepts water after it enters the wall or cove joint and removes it before it reaches the floor. Both are effective; interior drain tile is far less disruptive and costly for an existing finished or unfinished basement.

What does drain tile installation cost?

Full-perimeter interior drain tile systems for a basement in the area typically range from $5,000 to $15,000 depending on perimeter length, water volume, and sump pump requirements. Partial-perimeter systems cost less. We provide a written estimate after every free inspection.
