Window wells are installed wherever a basement window sits below exterior grade. They hold back the surrounding soil, let in light, and provide egress access — but they also create a collection point for surface water runoff, roof drainage, and snowmelt. Without adequate drainage and cover, a window well fills during heavy rain and the window becomes a direct path into the basement. Why Window Wells Flood

  • No drain at the bottom of the well: Water that enters has nowhere to go and simply rises until it reaches the window.

  • Clogged or failed drain: Many wells have a drain pipe running to drain tile below — if this pipe is clogged with debris or roots, the well fills as though there were no drain at all.

  • No cover over the well: Open wells collect rain directly, amplifying the volume during storms.

  • Gutters draining toward the well: A downspout discharging near a window well concentrates roof drainage directly at the problem point.

  • Well installed without a proper flashing seal at the window frame: Water runs along the exterior wall and enters at the window perimeter rather than the well bottom.

Drain Repair and Replacement

If your well has a drain but it is not functioning, we assess whether the pipe is clogged, collapsed, or disconnected and repair or replace it. A functioning drain routed to the drain tile system below is the most effective long-term solution for wells that collect significant water volume.


New Drain Installation

For wells with no drain, we install a gravel bed and drain pipe at the base of the well, connected to a drain tile system or suitable discharge point. Properly installed, this prevents any water accumulation in the well regardless of rainfall volume.


Window Well Covers

A properly fitted polycarbonate or metal cover over the well keeps rain and debris out while still allowing light transmission and emergency egress. We measure and install covers sized to your specific well dimensions. Covers do not replace drainage — they reduce the volume of water the drain must manage.


Window Well Replacement

Old corrugated metal wells rust through, shift in the soil, and lose their seal against the foundation wall. We replace deteriorated wells with new galvanized or composite units, properly bedded and sealed at the wall interface.


Interior Backup Drainage

For windows where the well cannot be fully waterproofed from the exterior, we install an interior drain channel below the window to capture any water that enters and route it to the sump system before it spreads across the floor.

Do all basement windows need window well drains?

Any window well that collects more than minor rainfall should have a functional drain. Here, where spring storms can deliver two to three inches of rain in a few hours, undrainable wells are a significant risk. If you are unsure whether your well has a functional drain, we can check during a free inspection.

Will a window well cover solve the problem?

Covers significantly reduce the volume of rain a well must manage and are a good preventive measure. They do not replace a functioning drain — if the drain is clogged or absent, a heavy enough storm will fill even a covered well. We recommend covers plus a functional drain for complete protection.

Can I fix a window well myself?

Clearing debris from a drain opening is a reasonable DIY task. Replacing a corroded well, installing a new drain connected to drain tile, or sealing a window frame leak requires tools, experience, and coordination with the waterproofing system below. Incorrect installation often creates new water paths. Call us if you are seeing recurring flooding.

What does window well repair cost?

A drain repair or cleaning typically runs $200 to $600. New drain installation ranges from $500 to $1,500 per well. Full well replacement with drain and cover runs $800 to $2,500 per well. We provide a written estimate after every free inspection.

How often should I clean out my window well and check the drain?

At minimum once a year, ideally each fall before winter. Leaves, debris, and sediment accumulate in the well and can clog the drain opening even when the drain pipe beneath is fully functional. A clogged surface opening is all it takes to turn a working drain into a standing water problem. If you have overhanging trees near the well, check it after every significant windstorm as well. Clear the surface opening, remove debris from the gravel bed, and confirm water drains freely — the whole task takes about ten minutes and is the most effective window well maintenance you can do.
